Our approach to selling a

Do everything possible to market the property and eliminate any foreseeable issues before they actually become an issue. The only thing we can’t control is the market, so why not control everything else?

Over the years, we’ve found that sellers usually care about three things: getting for the most money, selling in the shortest amount of time, and doing it all with the most convenience. These are often conflicting motivations, but prioritizing these helps us design our marketing and pricing strategy with you.

1. Assess the situation.

  • What’s most important: price, time, or convenience?
  • Are you purchasing a replacement property? If so, do you need to sell to be able to purchase, and are you moving within or out of state?
  • Do you have your financing set up, and are you aware of bridge loans?
  • Have you considered keeping your home as a rental, and are you aware of a HELOC?

2. Provide options based on your answers.

3. Tour active and under contract properties in the neighborhood.

  • Review recent sold data to help you price your home correctly based on your goals

4. Prepare for marketing. This may include:

  • Professional photography, video tours, signage
  • Aerial photography (when allowed and applicable)
  • Website specific to your property that we put advertising dollars behind on Google, Facebook, Instagram, etc.

5. Go to market.

6. Review, negotiate, and accept an offer.

7. Negotiate any inspection items that may come up.

  • When applicable, ensure the buyer’s financing is secured

8. Complete the closing process. A celebration is likely to ensue.
